Beach Club Monthly Newsletter: June 2026

Good morning Beach Club Homeowners,

Summer season is in full swing here on Pensacola Beach. The tourism has noticeably picked up in the last few weeks, and the heat has kicked up as well. We are just a few weeks away from Blue Angels week, and just over a week from July 4th and the America 250 celebrations.

Below are updates on currently ongoing property improvements and events:

July 4 & Blue Angel Week Parking Passes: The special event parking passes for these two events are available for pickup at the front office. A detailed communication was emailed to all owners and rental companies on June 22. These passes must be displayed during the holiday dates for vehicles to enter the property, and a strict limit of 2 parking passes per unit is enforced for these dates. Please reach out to Josh Sessums if you have any questions, or if you did not receive the email.

Pool Resurfacing: At the June 15 Board of Directors Meeting, the Board selected Pool Designs of Florida to complete this project. The outdoor pool, outdoor hot tub, and entry fountain will all be resurfaced, and new/modernized LED lights will be added to these areas. Work will begin in November 2026, and more detailed communications will be sent as the project draws closer.

Pedestrian Gate/Access Control Improvements: Both pedestrian gates have been fully converted to an upgraded system that allows fob access. The monthly gate code can also be used in the XXXX# format, same as it is used at the front doors to the tower and the 1st floor elevators.

Fob Database Cleanup Fall 2026: The Association will be completing a cleanup of the fob database to remove all old/unused devices and ensure all fobs in the database are current. Starting on October 1, 2026, all owners and rental companies will need to submit all their fob device numbers (located on the back of the fob) to Josh Sessums at joshs@premierisland.com. Numbers will be collected through January 1, 2027 to build a new database that will go live and replace the old database in late January 2027, as it will take Redwire/Sonitrol a couple of weeks to build the new database and replace the old one. (Please note that gate/garage clickers will not be included in this project, as they are in a different database that is programmed directly into the gate motor controls.) More detailed communications will be sent as the project draws closer.

Balcony Railing Inspections: The Association is due for an inspection of all balcony railings this year. R&R Restoration will be completing these inspections in September, tentatively scheduled for the week of September 14, 2026. All units must allow these inspections to be completed per Florida Statutes - no exceptions. It will take approximately 15-30 minutes per unit, depending on the number of rails. More communications will be sent to all owners and rental companies as we get closer to this project.

Indoor Pool Ceiling Repairs: The Association will be completing full repairs to the wooden ceiling in the indoor pool during the month of September 2026. The exact schedule for this project is yet to be determined, but this project will likely take place after Labor Day. More details will be sent in future communications.

Maintenance Services: The HOA Maintenance Staff can complete many tasks for your unit at a fraction of the cost that some of the larger vendors charge. Head over to the maintenance services menu on this website to see what the Association Maintenance staff can do for you. You can also request services directly from this website through the form on the maintenance page, located here. The maintenance staff can also repair the electric grill on your balcony and ensure your smoke detectors are all functioning properly. Finally, we also recommend ensuring your HVAC systems are maintained and ready to go for the summer. Please reach out to Josh Sessums if you need assistance or recommendations for HVAC vendors in the area.

2026 Reserve Study: A comprehensive Reserve Study and updated Structural Integrity Reserve Study (SIRS) were completed earlier this year. An email summarizing these studies was sent to all homeowners on Friday, 05.01.2026. An updated communication will be emailed soon. If you’d like to submit feedback for the Board of Directors, please respond to that email directly. All feedback will be tracked and submitted to the Board for their consideration.

October 5, 2026 Board of Directors Meeting: As a reminder, the next Board of Directors meeting will be on 10.05.2026 at 4:00 PM Central Time. As always, the meeting materials and Zoom/phone invitation will be sent to all owners prior to the Board Meeting.
