Beach Club Monthly Newsletter: May 2026
Good afternoon Beach Club Homeowners,
As the weather warms up, activity is picking up on Pensacola Beach. We have seen a steady influx of tourists over the last few weeks since Spring Break ended. The busy summer season will be upon us in just a few weeks!
Below are updates on currently ongoing property improvements and events:
Outdoor Pool Furniture Replacement: The pool furniture was delivered as scheduled on 04.27.2026, and is completely installed as of the writing of this newsletter. We have received many compliments and positive feedback as the new furniture has greatly elevated the aesthetic of the outdoor pool area. One of the most requested amenities for the new furniture was for more shaded seating to be provided. We have more than tripled the amount of umbrellas around the outdoor pool, and have also added more shaded seating near the large umbrellas by the tower. The final portion of this project will be replacing the canopies and performing restorative maintenance on the 5 large umbrellas on the upper pool deck by the tower; this work is scheduled to be completed within the next several weeks. The new canopies will be the same color as the existing canopies; these need to be replaced due to wear and tear over the last several years.

Beach Walkover Improvements: A new nonslip mat for the walkover was delivered and installed in April. The mat is similar to the previous one, but is a thicker and more durable product overall. We have also received positive feedback on this improvement from owners and guests.
Pool Resurfacing: Bids for resurfacing all pools, hot tubs, and the fountain at the front entrance are currently being negotiated with the vendors to ensure all items are properly taken care of in the project. While the Board will likely approve a proposal at the 06.15.2026 Board Meeting, the work will not begin until late Fall/early Winter 2026 in order to minimize impacts to owners and their guests.
Pedestrian Gate/Access Control Improvements: An upgraded system for all access control has been installed by Sontirol/Redwire. The pedestrian gate at the front of the property was completed several weeks ago, and after delays with ordering parts for the pool/beach pedestrian gate, it was completed today and is expected to be fully functional on or before Monday, 05.11.2026. Owners and guests can now use their fobs at these gates rather than having to use the mechanical lock. The monthly gate code followed by pound (#) can also be used at these gates, the same way it is used at the tower entrance and 1st floor elevator lobby.
Maintenance Services: As many owners rent their units, now is a great time to schedule services for your unit before the busy summer season fully begins. The HOA Maintenance Staff can complete many tasks for your unit at a fraction of the cost that some of the larger vendors charge. Head over to the maintenance services menu on this website to see what the Association Maintenance staff can do for you. You can also request services directly from this website through the form on the maintenance page, located here. The maintenance staff can also repair the electric grill on your balcony and ensure your smoke detectors are all functioning properly. Finally, we also recommend ensuring your HVAC systems are maintained and ready to go for the summer. Please reach out to Josh Sessums if you need assistance or recommendations for HVAC vendors in the area.
Elevator Interior Refurbish: The Association is in the beginning stages of planning to refurbish the interior of the 5 elevator cabs in the tower and garage. This will be a major refresh/modernization to elevate the property’s overall aesthetic. More details will be provided in future updates as the Board and Management begin to work through this project, which will likely begin in Winter 2026-2027.
Spa & Fitness Center Towels: The Spa Management team has struggled with towels being taken away from the spa and fitness center areas. The Association contracts with Taylor Linen Services to clean and replace these towels, and it is imperative that they are returned to the proper return bins in the spa restrooms and in the fitness center. New signage was recently installed for the towel return bins in the fitness center to increase visibility. Please communication to your families, guests, and rental companies the importance of these towels being returned to avoid costly replacement fees for the Association.
2026 Reserve Study: A comprehensive Reserve Study and updated Structural Integrity Reserve Study (SIRS) were completed earlier this year. An email summarizing these studies was sent to all homeowners on Friday, 05.01.2026. If you’d like to submit feedback for the Board of Directors, please respond to that email directly. All feedback will be tracked and submitted to the Board for their consideration.
June 15, 2026 Board of Directors Meeting: As a reminder, the next Board of Directors meeting will be on 06.15.2026 at 4:00 PM Central Time. As always, the meeting materials and Zoom/phone invitation will be sent to all owners prior to the Board Meeting.
Summary: Many significant improvement projects have already been completed this year, and many more are in progress. We look forward to a continued successful year at Beach Club as we head into Summer 2026.
