Beach Club Monthly Newsletter: February 2026

Good morning Beach Club Homeowners,

This newsletter marks the first from the new Beach Club HOA website, and will be the format going forward. Monthly newsletters will no longer be sent out from the Constant Contact platform as all of that information (and more) is now available on demand from the new website here. Future updates will be added directly to this page, and all newsletter updates can be viewed in one place here. We believe this format will be more seamless and efficient.

2026 has gotten off to a positive start for the HOA and its operations, and many of the projects that we discussed at the 2025 Annual Meeting last December are now fully in progress. I’ll provide updates and ETAs for each major project and other ongoing Association business below:

Outdoor Pool Furniture Replacement: The Pool Furniture Committee made its official recommendation to the Board of Directors at the January 27, 2026 Board Meeting. The Board approved this recommendation pending a few final questions to the vendor (Business Interiors) and the manufacturer (Homecrest Furniture). Answers to those questions are expected by the end of this week, at which time the order will be approved and placed if the answers to those questions are acceptable. The furniture has a 4-6 week lead time, and is expected to be installed before Summer 2026. This upgraded furniture will elevate the aesthetic of the outdoor pool and aid in providing an enhanced positive experience for all homeowners and their guests.

Beach Walkover Improvements: The Association is working to improve the beach walkover after reviewing feedback from the 2025 homeowner’s survey. A new nonslip mat will be ordered and installed in time for the 2026 summer season. The Board is also looking into what needs to be done to repaint/powder coat the walkway railings as many areas have started to chip and peel due to the natural wear and tear of being near the Gulf. More details will be discussed in future Board meetings and provided in future updates on this page.

Pool Resurfacing: It is time for both all pools, hot tubs, and the fountain to be resurfaced. The Board has engaged Cornerstone Engineering to draft an RFP for this work to be completed in Fall 2026. That RFP is now being drafted and will be ready for the Board to discuss and vote on in future Board Meetings this year.

Pedestrian Gate Improvements: One of the most unanimous votes from the 2025 homeowner’s survey was a desire for the mechanical locks on the pedestrian gates at the property entrance and beach walkover to be converted to an electronic lock and keypad, similar to all the other major access points on property. This new system will be compatible with key fob devices as well. The Board accepted a proposal from Sonitrol/Redwire to complete this work, and it is currently being scheduled to complete in time for the summer season.

2026 Reserve Study: The Association is currently working with Sedgwick to complete an updated reserve study; this study is updated every 3 years in order to ensure that the Association Reserves are adequately funded for all reserve fund replacement items on the property: roof, building painting, common area HVAC, etc. This report will be reviewed with the Board of Directors to consider reserve funding for the 2027 budget and beyond.

First Floor Common Area Signage Replacement: We are working with Pensacola Sign & Design to update, consolidate, and refresh all of the signage in the first floor common areas: elevator lobby, fitness center, indoor pool, and outdoor pool areas. The proofs have been accepted and the signs are in production now. We expect to have these installed during Spring 2026.

Association TV & Internet Contract: The TV & Internet survey conducted in January 2026 revealed that a supermajority of owners are satisfied with the current services from White Sky Communications. The Association is currently negotiating a renewal for the contract, which expires in late October 2026.

Maintenance Services: The HOA Maintenance Staff is currently completing off-season projects, including touch-up paint of all indoor common areas, deep-cleaning the 2nd and 3rd floor garage and owner storage cage areas, deep-cleaning the pools and pool drains, and more. As many owners rent their units, it is also a great time to schedule services for your unit. The HOA Maintenance Staff can complete many tasks for your unit at a fraction of the cost that some of the larger vendors charge. Krewe of Wrecks 2026 Pensacola Beach Mardi Gras Parade: The Annual Mardi Gras Parade for Pensacola Beach will be on Sunday, 02.15.2026 at 2:00 PM Central Time. As in past years, the Association has hired an off-duty Escambia County Sheriff’s Deputy to provide additional security at the front gate for the event. If you’re in the area, be sure to come by and enjoy the festivities with family and friends on our beautiful island.

Summary: As you can see, 2026 will be a year of many improvements to the Beach Club property and its operations. We look forward to another successful year with all of you.
