Beach Club Monthly Newsletter: March 2026
Good morning Beach Club Homeowners,
Activity on the beach has begun to pick up as we enter the 2026 Spring Break season, though it certainly doesn’t feel like spring today, with a high of 50 degrees and a blustery north wind around 20-25 MPH.
We continue to move ahead with several major projects for the property and common areas. Please see relevant updates for each item below:
Outdoor Pool Furniture Replacement: The Board of Directors approved the Pool Furniture Committee’s recommendation, and a complete replacement of the outdoor pool furniture has been placed. The currently scheduled delivery date is Monday, 04.27.2026, which will ensure the furniture is installed well before the busy summer season.
The HOA will be selling the old outdoor pool furniture as well (excluding the wicker furniture on the upper pool deck as it will be used for the indoor pool and supplemental furniture.) A more detailed communication with prices will be sent in the coming weeks. Please reach out to me at joshs@premierisland.com and let me know if you’re interesting in purchasing any of the old furniture: chaise lounges, dining tables and chairs, small tea tables, and the smaller umbrellas & bases.
Beach Walkover Improvements: A new nonslip mat for the walkover is expected to be delivered later this week, and will be installed upon delivery. We are also looking into what needs to be done to paint and/or powder coat the walkway this year, and will share more details about that project when they become available.
Pool Resurfacing: Bids for resurfacing all pools, hot tubs, and the fountain at the front entrance are currently being obtained, and will likely be available to present to the Board of Directors at the April 6, 2026 Board Meeting. Cornerstone Engineering is completing the RFP for this work. While the Board may approve a proposal this Spring or Summer, the work will not begin until late Fall 2026 in order to minimize impacts to owners and their guests.
Pedestrian Gate/Access Control Improvements: An upgraded system for all access control has been installed by Sontirol/Redwire, which has modernized the entire system. Redwire is currently onsite to convert both pedestrian gates from a mechanical lock to a keypad/fob reader combination, which will greatly improve ease of access for owners and guests at these locations. This project is expected to be completed this week.
Maintenance Services: The HOA Maintenance Staff is currently completing off-season projects, including touch-up paint of all indoor common areas, deep-cleaning the 2nd and 3rd floor garage and owner storage cage areas, deep-cleaning the pools and pool drains, and more. As many owners rent their units, it is also a great time to schedule services for your unit. The HOA Maintenance Staff can complete many tasks for your unit at a fraction of the cost that some of the larger vendors charge. Head over to the maintenance services menu on this website to see what the Association Maintenance staff can do for you. You can also request services directly from this website through the form on the maintenance page, located here.
Elevator Interior Refurbish: The Association is in the beginning stages of planning to refurbish the interior of the 5 elevator cabs in the tower and garage. This will be a major refresh/modernization to elevate the property’s overall aesthetic. More details will be provided in future updates as the Board and Management begin to work through this project.
Steam Room Refurbish: Both the men and women’s steam rooms in the spa were completely remodeled with new tile and lighting within the last year, with the men’s steam room being fully completed in February. If you haven’t had a chance to take a look at these areas, please do so - they have improved tenfold from the previous tile/design.
Spa & Fitness Center Towels: The Spa Management team has struggled with towels being taken away from the spa and fitness center areas. The Association contracts with Taylor Linen Services to clean and replace these towels, and it is imperative that they are returned to the proper return bins in the spa restrooms and in the fitness center. New signage was recently installed for the towel return bins in the fitness center to increase visibility. Please communication to your families, guests, and rental companies the importance of these towels being returned to avoid costly replacement fees for the Association.
April 6, 2026 Board of Directors Meeting: As a reminder, the next Board of Directors meeting will be on 04.06.2026 at 4:00 PM Central Time. As always, the meeting materials and Zoom/phone invitation will be sent to all owners prior to the Board Meeting. Among other topics, the 2026-2027 Association Insurance Renewal will be discussed at this meeting, with FBBInsurance of Pensacola presenting the renewal packet.
Summary: Positive momentum at Beach Club continues as we round out the first Quarter of 2026. Many projects are underway, and many more will be planned as we continue through the year.
